    Good Morning, 

    Does anyone have recommendations on a CMMS program? I'm currently shuffling through many different folders and documents to gather information for all our locations and came to the realization that there has to be a better way to store property information, construction documents, pictures, HVAC maintenance, etc. in one central location.

    Would love to know what others may be using.

    Christi - I use OfficeSpace for maintenance reporting.  It allows team members to report maintenance issues and allows them to pin on a floor plan where the issue is.  It allows photos which our vendors love.  It is a very easy to use system. 

    I am just implementing Akitabox for our critial asset management.  This system allows for document storage and it allows our vendors to update maintenance issues they are called out to fix.

    Great Question Christi,

    I've only been in this industry for a short time, but have 20 plus years of being a construction site suppervisor. The gentlemen I replaced had ZERO organizational skills, I feel your pain. I'm dealing with the same issues. Again great question, I look forward to seeing other FM's responses.

    Christi - Checkout Akitabox for storing property information - particularly critical assets.  I also have a spreadsheet I use for keeping a list of locations.  It is easy to do a quick check on lease expiry dates, rental renewal dates etc.  I will send you a copy of my template.

    Christi,

    I have implemented multiple different CMMS systems. I suggest first defining what you need and want out of a CMMS system.  Then go through some demo's, understand the corks of each system and the pricing structures.  There are so many systems and all are different in their own way. I ended up choosing FMX for our needs. And it's been a success for the last two years.
