    In my view, the future facility management workforce must evolve from traditional maintenance roles to becoming data-driven, technology-enabled, and strategically aligned professionals. The built environment is no longer static-it is becoming digital, connected, and intelligent, and facility managers must adapt accordingly.

    One of the most critical competencies is the ability to understand and leverage Building Information Modeling (BIM), particularly 7D BIM, which focuses on facility management and lifecycle operations. While earlier BIM dimensions (3D to 5D) support design and construction, 7D BIM extends this value into the operational phase, enabling facility managers to access real-time data on assets, maintenance schedules, performance metrics, and lifecycle costs. This transforms facility management from reactive to predictive and performance-driven.

    To remain relevant, the future FM workforce must develop competencies in:

    • Digital literacy and data analytics – the ability to interpret data from smart systems, IoT devices, and digital dashboards for informed decision-making
    • BIM-enabled facility management (7D BIM) – using digital twins and integrated models for asset tracking, maintenance planning, and lifecycle optimization
    • Sustainability and ESG integration – understanding energy efficiency, carbon management, and sustainable operations
    • Systems thinking – managing facilities as interconnected ecosystems of people, processes, and technology
    • Technology integration – working with tools such as CAFM, CMMS, IoT platforms, and AI-driven predictive maintenance systems
    • Financial and lifecycle management – optimizing cost, value, and performance over the entire asset lifecycle
    • Stakeholder and user experience management – ensuring facilities enhance productivity, comfort, and organizational outcomes

    In essence, 7D BIM acts as the bridge between construction and operations, positioning facility managers at the center of value delivery. It enables them not just to maintain assets, but to strategically manage performance, sustainability, and user experience.

    The future facility manager will not be defined by tools alone, but by their ability to integrate technology, interpret data, and make strategic decisions that enhance the performance of the built environment.
