Posted by Kay Ige, CFM, SFP - Founder, SilinX LLC. Disclosure: SilinX is my company. This is a product announcement, not a peer recommendation.
After years of managing multi-site facilities and watching the same CMMS frustrations repeat - work orders living in three places at once, PM schedules that nobody actually trusts, reporting that requires an Excel export to answer the simplest question, per-user pricing that punishes you for inviting your vendors in - I built SilinX to solve the version of the problem I kept running into in the field.
SilinX is a CMMS built for FM teams running between 5 and 50 sites. The focus is on three things most platforms in this segment do badly:
A PM builder that handles time-based, meter-based, and condition-based schedules without forcing you into the top pricing tier. An asset hierarchy that mirrors how FMs actually think - portfolio, site, system, component - rather than a flat list. And reporting that answers operational questions (PM compliance by site, mean time to close by category, vendor response SLAs) without an export step.
I'm opening a free beta to a small group of FM practitioners. The beta is genuinely free for the testing period - no card required, no auto-conversion to paid. What I'm looking for in return is honest feedback, including the parts where SilinX is worse than what you use today, because that's the only way it gets better.
Who this is a fit for: facility managers running multiple sites who are either evaluating CMMS for the first time, frustrated with their current tool, or already on a CMMS but losing the reporting/PM battle. Especially relevant if you're in banking, credit unions, retail, healthcare-adjacent, or any multi-site portfolio where on-call coverage and vendor coordination dominate your week.
Who this is not a fit for: single-site operations, enterprise portfolios over a few hundred buildings, or anyone needing deep IWMS/space-planning functionality - SilinX is a CMMS, not a full IWMS, and I'd rather tell you that up front than waste your time.
If you'd like to try it, the beta signup is at SilinX - Enterprise Asset Solution. Happy to answer questions about scope, data import, or what the implementation lift actually looks like - DM or reply here and I'll get back to you.
